Dixie County's Property Appraiser is primarily responsible for locating, identifying, and valuing all property within the county for ad valorem tax purposes. He is also responsible for administering exemptions, mapping all parcels and classifying agricultural lands. Being custodian of certain county records, he must maintain property record cards, subdivision plats, ownership maps, sales data records and prior tax rolls. From these records, one can access our files, determine building size, a description of its components, and property characteristics.

The Property Appraiser is charged by the State Constitution and statutes with appraising all property in Dixie County at 100% of market value as of January 1 every year. This means that Florida is on an annual reappraisal cycle so your property value could change each and every year. If you agree that the market value of your property as of January 1 this year was at least as much as shown on the notice, then the tax bill you receive in November will be based upon that value. However, if you have any questions, we encourage you to contact our office. An appraiser will be glad to review and discuss your valuation. You will be able to acquaint yourself with actual property market values, as opposed to 'rumors' you may have heard about your area. You will then have the opportunity to make us aware of any special circumstances about your property which may affect the value.

The tax rate (millage) is set by the various taxing authorities within which your property is located. These authorities are authorized by law to levy taxes on real estate and tangible personal property to fund their operations and services. As part of their budget process, these taxing authorities set millage rates based upon their determination of what services are needed. They set the rate by dividing their total budget by the total taxable value of property within the taxing district. The amount of taxes you owe is determined by applying the millage rate to your property’s taxable value.

Any item other than real estate that is used in a business and has value. It includes such assets as furniture, computers, tools, machinery, signs, equipment, leasehold improvements, supplies and leased equipment. All are taxable and must be reported on the Tangible Tax Return available from the Property Appraiser's Office. The filing deadline for Tangible Personal Property returns is April 1st of each year.

Non ad valorem assessments are fees levied against property by the Board of County Commissioners to pay for a particular service. The fees are expressed in a dollar amount instead of a millage rate. They are directly related to the service provided and the money is not used for any other purpose. In Dixie County, we have non ad valorem assessments to pay for rural refuse collection centers, fire districts and mosquito control.

    The Property Appraiser is not the person who determines the amount of taxes levied.

    Those responsible are known as the taxing authorities. Examples being the county commission, school board, cities, fire departments, and water management district.

    The Property Appraiser's responsibility is to determine market value of your property and to maintain equity within the tax roll. The assessed value of your property is only one part of the equation.
